Purpose
Planning is the process by which a community attempts to deal with present situations and to provide for future needs. The Planning Division for Broken Arrow reviews all requests for rezoning, platting, and site plans.

The Process
A site plan must be submitted for any building proposed to be constructed in the 0-1, 0-1P, 0-2, 0-3, C-1, C-1P, C-2, C-3, C-4, C-5, R-5, R-6, I-S, I-1, or I-2 zoning districts. The Planning Division can be contacted at (918) 259-8412 regarding filing fees and cut off dates for submitting items to be heard by the Planning Commission.

For each rezoning, platting, or site plan request, staff prepares a report which describes the purpose of the request and its conformance with the Broken Arrow Comprehensive Plan and its codes and ordinances. The report is submitted to the Planning Commission, which meets on the second and fourth Thursdays of every month unless there is a conflict with a legal holiday.

The Planning Commission conducts a public hearing on the request and makes a recommendation which is forwarded to the next City Council meeting for a public hearing. The City Council meets the first and third Tuesday of every month unless there is a conflict with a legal holiday. The City Council has the final authority for rezoning, plattings, and site plans.

Appeals and Variances
If the literal enforcement of the zoning ordinance results in an unnecessary hardship, an appeal may be made to the Board of Adjustment for a variance. Variances may not be granted on self-created hardships or hardships resulting from monetary issues.

In addition to requests for variances, the Board of Adjustment also hears requests for appeals to enforcement or interpretation of the zoning ordinances along with requests for special exceptions. The Board of Adjustment meets on the second Monday of every month unless there is a conflict with a legal holiday.
